Owner-side project management embedded from day one. We lead building and infrastructure due diligence, develop RFPs and contracts, and stay on-site and on-call through design, construction and relocation — on time and on budget.

On a construction project, everyone has a contract except the owner's interests. The general contractor, the architect and the engineers are all managing their own scope and their own risk. Owner-side project management is the function that holds the whole thing to the schedule and the budget the business actually signed up for.

The value is concentrated early. Decisions made during due diligence and design set most of the cost and nearly all of the schedule; by the time problems appear on site, the options are expensive. Being embedded from the start is what makes the difference between managing a project and reacting to one.

What clients ask first.

Why do we need a project manager if the contractor has one?

The contractor's project manager works for the contractor and manages the contractor's scope, cost and risk. Owner-side project management represents your interests in the same room — on change orders, quality, sequencing and the decisions that trade cost against schedule.

When should we bring project management in?

Before the lease or purchase is signed. Due diligence on what the building can actually support is the point at which the biggest cost and schedule risks are still avoidable.

Do you manage the design as well as the construction?

Yes. Most of the final cost is committed during design, so managing that phase — holding the drawings to the schedule and the budget — is where the largest savings are available.

What kinds of projects do you handle?

Owner-side management across fit-out, expansion, consolidation and relocation, including technically demanding environments: labs, cleanrooms, secure and accredited spaces, high-bay and high-power industrial.

How is this different from development management?

Project management covers work within an existing building or a defined construction scope. Development management covers ground-up and major capital projects, and adds site selection support, entitlements and feasibility ahead of design.
